I am interested in an apartment, however it looks like the asking price is living in the past, circa 2013. If any agent has a serious seller willing to transact a few percentage points form last caveat, pls contact me.

I am curious why are you interested in this project since it is a leasehold project TOP on 1980?

Also based on your benchmark, it is also quite tricky since in a period of 10 days, there were 2 transactions where their difference in pricing is a whopping close to 30% difference just about a year ago. In this case, which are you benchmarking against? From what I am seeing from the listings available, they are pretty close to the past transactions if we factor in negotiation.
